Do You Actually Need Real Estate SEO? (Online Resume vs. Lead-Generation Engine)
SEO in real estate takes a lot of time and effort, and costs a lot. That’s why not every Realtor® should commit to an active SEO strategy — and we’ll say that even though we sell SEO services. Plenty of agents are perfectly happy with a clean, professional website that works like an online resume; if a referral or a past client looks up their names, they need to show up. We often refer to this as passive SEO. Just make sure you create a Google Business profile and register on Google Maps®, linking to a clean and professional website. Bonus points if you have an outstanding Realtor® bio page designed.
Active SEO is a different animal. For those who want more out of their websites, and wish to proactively seek out new clients through online searches, SEO for Realtors® matters a lot. With the rapidly rising reliance on AI, GEO is the new hot commodity for (soon to be) top-producers in real estate — and this guideline is for you.
SEO for Realtors® Is Different From Every Other Industry
Most SEO advice on the internet is written for e-commerce, retail brands or SaaS providers — it doesn’t account for the strange realities of real estate. Your MLS® listing content is duplicated across hundreds of competing IDX-enabled websites. Your market is hyper-local, so you’re not just competing with other Realtors®, you’re competing with Realtor.ca/.com or MLS.com/.ca, Zillow or Redfin, REW.ca or Housesigma.com, along with your own brokerage’s website in most cases. Buyers and sellers are performing long-tail queries on Google™, and asking AI for recommendations for real estate agents.
Our approach to SEO for Realtors® is tailored to real estate, accounts for the search and query behaviour of buyers and sellers, and (most importantly) based on data and evidence gathered over the years from Google Search Console, Google Analytics, and successes of our own SEO campaigns, and a proven track record of AI citations in recent years.
The Real Estate SEO Checklist For Solid Foundations
This Kelowna Realtor® website saw a sharp rise in organic search traffic after optimizing the metadata of MLS® IDX preset pages – contact us to find out which website it was.
Our powerful and popular Realtor® website SEO starts with the fundamentals, seen on our Do It Yourself SEO for Every Realtor® – Part 1 guide: knowing your current traffic baseline in Google Analytics, linking your social media profiles together, and descriptive and tidy meta titles and descriptions.
Your homepage isn’t always the front door — individual listing pages account for nearly half of website entrances. While MLS® Reciprocity listings are automated, optimizing your own listings above and beyond what IDX provides as seen on our Do It Yourself SEO for Every Realtor® – Part 2 improves your domain’s ranking, presents your listings nicer on social media, and gets more clicks and eyes on them.
Get On 1st Page For Your Own Listing Address Searches
Getting Buyers and Sellers Leads In Your Area Via Google Searches and AI Queries
“How do I get to the 1st page on Google for real estate?” is a very common question we hear from our Realtors. And recently, many are asking “How do I get leads from ChatGPT, Claude, or other AI assistants?” There are several key considerations based on your target areas and business goals to be aware of.
1st Page Ranking in Real Estate Based On The Search Phrase and Niche Areas Targeted
First, let’s rule out what doesn’t work for 1st page ranking. Having “Vancouver”, “Victoria” or “Toronto” in your domain does not boost your search ranking, a common SEO myth that we busted a long time ago. Website loading time and code structure does matter, but only to a point of ensuring content can be scanned quickly, and your website is legible on mobile. Many SEO scam artists will try to scare people with low score reports on random SEO audit tools, but your Google Pagespeed insight going from a C to an A has a minimal impact compared to ongoing and focused content curation with solid link building.
The amount of effort and time it takes will vary. Broad, competitive phrases like “Best Vancouver Realtor®” or “Toronto Condos For Sale” can take a lot of time and cost to reach 1st page for, requiring tens of thousands of dollars and several months (or even over a year) of work. More specific and localized long-tail phrases such as specific “Waterfront homes in Qualicum Beach” or “Listings at Yaletown Park Towers” can start to rank high in a shorter time with less effort.
Our Successful Real Estate SEO Case Studies Across Canada Over The Years
We don’t claim to be industry leaders in SEO without proof, and when we custom design real estate websites with MLS® IDX, we structure them with Google ranking and AI visibility in mind. We have many success stories of our Realtors® getting to 1st page of Google for local real estate queries (using MLS® IDX), as well as many real estate websites dominating 1st page of Google for their niches and neighbourhoods.
How Do I See My Current Ranking and SEO Status? Am I getting any search or AI traffic?
Finding out who came to your website, and with what search queries, is easy to do with Google Search Console. Here’s how you can see your website’s current performance on Google Searches:
Do You Need MLS® IDX For Good SEO and AI Visibility?
This is a question we get asked often, and the short answer is no — it’s virtually impossible for a website without an MLS® Reciprocity feed to beat a well-structured real estate website that utilizes MLS® IDX well. The sheer volume of content makes websites without MLS® Reciprocity look very bare and empty compared to those with rich content cycling through.
MLS® IDX must be fully integrated into your website to have the SEO boost you want
One important caveat for MLS® IDX integration is that it must be fully native within your own website, not a 3rd party plugin embedded via iFrame; this will not give your domain any content attribution for the thousands of listings displayed. Our native MLS® IDX module fully integrates all listings and pages right within your webpage without the usage of iFrame embeds or 3rd party URLs on subdomains so your domain gets full credit for all the fresh content cycling through.
What Content and Blogging Strategies Work Best For Real Estate Websites SEO and GEO?
A solid and consistent content strategy is where top-ranking real estate websites (active SEO) distinguish themselves from the online resume websites (passive SEO), and is the greatest barrier to online dominance for most real estate agents and teams.
Blogging consistently is one of the highest-leverage things a Realtor® can do for organic traffic, and it’s also one of the easiest to get wrong — posting six articles in a month and then going silent for a year signals to Google (and to visitors) that the business may be inactive. This is why we are transparent and honest about online lead goals; without a long-term commitment, adding a blog to your website can become just a waste of time. SEO in real estate is all-in or nothing.
Blogging Tips and Tutorials From Your Industry Leaders in Real Estate SEO, Brixwork
These are some of our most popular and impactful SEO guides for Realtors® that have helped our agents and content marketers maximize the SEO and AI visibility of every blog post:
We Pioneered Meaningful MLS® Search Page Link Building Strategy
“Best real estate SEO provider” is a big claim, so we’d rather show our work than just say it. Our SEO expertise goes back to 2005 — over two decades of hands-on, real estate-specific experience, and we are extending the legacy. We’ve been writing publicly about our approach for years, including in Meaningful Deep Linking Content for SEO — real, applied strategy that leverages our native MLS® IDX capacities well.
Our Realtors® Can Use Their MLS® Search For Powerful Link Building for SEO
This video tutorial shows how our native MLS® IDX powered search form generates keyword-rich and geographically accurate URLs for every single home search, providing a powerful secret weapon for link building, a crucial part of any real estate SEO campaign.
The same principle applies to presale towers and condo developments — our presale and condo modules frequently rank our clients’ websites on 1st page for presale development search queries, and keeps producing resale leads long after the presale is over and the towers become occupied by residents.
Our Websites Are Bringing Traffic and Leads from AI to Our Realtors®
Google search traffic across the web has dropped by as much as 30% over the past year as more people turn to ChatGPT, Claude, Gemini, and Perplexity for answers instead of a list of blue links. Even Google searches now embed an AI summary for most queries. Our clients are already getting successful sales from AI recommendations, with significant traffic attributed to AI referrals.
The short version: good GEO starts with good SEO, as we covered in our AI Visibility for Realtors® post in 2025. We found that AI platforms perform lighter, faster crawls than Google’s full index, so they lean on content that is well-structured, with a clear date of writing, and specific, question-style headings.
Providing The Best Website Platform for Real Estate SEO Mastery and AI Dominance
Providing Solid Foundations For Good Technical SEO Performance
While content is king in SEO, our website structure is an important baseline. We continue to improve our code and infrastructure, cloud hosting environment and the hardware, as well as security and firewalls to ensure our websites are available to both humans and legitimate bots while keeping bad actors away. You can see an overview of the efforts on our software and hardware improvements throughout 2025.
New in 2026: AI-Powered Metadata Generation, Built In
Listing SEO became much easier, thanks to AI and our engineering team. We built a new AI-powered metadata generator directly into Brixwork real estate websites this year, so every listing and blog post can get GEO-ready meta titles and descriptions in seconds instead of hours.
SEO Is Never “Done”: Our Dedicated SEO Services Helps Our Clients Stay on 1st Page
Rankings are relative and competitive. Search engines as well as AI models — Google, Bing, Gemini, ChatGPT, Claude, Perplexity and more — reward websites that keep proving they’re active and current, providing useful and up-to-date information for human viewers. Fresh, original content added on a regular basis is necessary for climbing up to 1st page as well as remaining there.
Do I have to keep my blog active and keep writing new posts to keep my Google ranking?
Yes, you cannot take your foot off the gas pedal. This is where most DIY SEO efforts quietly stall — not because the technical foundation was wrong, but because nobody kept writing and posting. A neighbourhood market update from last year, or a blog that stopped after the first six posts, tells Google, AI platforms, and buyers a stale tale: this business may not be active anymore.
So the real question isn’t “Do I need a blog to show up on Google and AI?” — it’s who is going to keep producing that content, month after month. Many of our clients continue to enjoy healthy traffic and good ranking through their own blogging efforts. But for many others, the time is just not there to continue with consistency, and that’s where our dedicated SEO services come in for the busy Realtors® who don’t have the time.
Our History of Success in Real Estate SEO
Clients on our Dedicated SEO service have seen 15X (and higher) growth in organic traffic as well as many top-of-list search appearances. Notably, the Esposito Team in Edmonton had at least four deals come to them directly from Google in a single summer shortly after our SEO campaigns commenced. The Nest Presales team continues to receive a steady stream of leads from both AI referrals as well as 1st page Google appearances.
How Our SEO Campaigns Stand Out From Others
We Only do White-Hat SEO. Why One Should Avoid Black-Hat SEO At All Costs
Everything in this guide, and everything we do for our Dedicated SEO clients, is 100% white-hat. None of it tries to cheat, cut corners, or give fake signals to Google or AI purely for the purpose of ranking. We build websites with page structure that provides accurate information and well-filtered MLS® IDX listings, prepare and publish original content with consistent time intervals and volume — to make your website genuinely useful for humans, which search engines and AI models value highly.
Black-Hat SEO, on the other hand, can be tempting but extremely risky. A cheap, unverified contractor — often a freelancer or overseas reseller promising fast rankings for a few hundred dollars a month — can quietly damage a domain’s reputation using black-hat techniques: paid link farms, hidden or cloaked text, hundreds of AI-generated pages dumped with no editorial oversight, or keyword-stuffed content built for bots instead of human buyers or sellers. Search engines, and increasingly AI platforms, are very good at detecting this. Even if you see a temporary rise in traffic, you risk losing it all when Google updates their algorithm (it happens several times a year) or, in very serious cases, getting blacklisted from search results entirely, which effectively renders your domain worthless, as it virtually does not exist on Google anymore.
The frustrating part is that this damage often surfaces long after the Realtor® has stopped paying that contractor and moved on. It’s exactly why we anchor every campaign, DIY or Dedicated, in the same technical fundamentals and content discipline outlined throughout this guide, rather than a shortcut that trades a short-term bump for long-term risk to a domain a Realtor® has spent years building.
DIY SEO vs. Our Dedicated SEO Service — Which Is Right for You?
Every guide linked in this article is genuinely free to use, no catch — and if you’re the type of Realtor® who enjoys writing and can commit to it monthly, DIY is a completely legitimate path. But we know most Realtors® are salespeople first, not content writers, and simply don’t have 5 to 20 hours a month to spend on metadata, backlinks, and proofreading blog content, on top of photoshoots, showings, and closings.
That’s exactly what our Dedicated SEO service is built for. We perform on-site improvements to page structure and metadata, curate and publish quality content that is human-friendly first and foremost, build meaningful links throughout, all topped with monthly reporting — only using the white-hat techniques outlined that we have mastered over the years with our proven track record of successful SEO for real estate agents.
