3 Benefits of Having Community
Guide Pages on your Website

Community pages on your real estate website are a great way to attract new visitors and can help you define your niche on your website. Our analytics show that longer time spent on a website with more pageviews can increase customer engagement and our community detail pages deliver just that. Brixwork offers various custom design options for these pages and we ensure that each page is created for an easy and optimal user experience as they guide you through the best of each community.

1- DEFINE YOUR REGIONAL NICHE IN ONE QUICK GLANCE

You’re not just another Realtor® in Vancouver, or Toronto, or Edmonton, you’re THE Realtor® and you want that to be known! Neighbourhood pages are great at keeping your visitors interested to explore your website even further all while gaining more insight into your areas of expertise.

  • The neighbourhoods you specialize in are outlined in any layout and format you want to easily navigate where to explore more of next.

  • It helps to subtly showcase the depth of knowledge you have of the region by providing brief descriptions, highlights, stats and photos.

  • Neighbourhood pages are a useful tool for clients to learn more about different neighbourhoods and especially helpful for out-of-towners.

The Ameen Group specializes in Greater Toronto Area real estate and we created beautiful neighbourhood pages for them.
The Ameen Group has neighbourhood guide pages for Toronto, Oakville, Mississauga and more.

2- BETTER FOR LONG-TERM GOOGLE™ RANKING

These neighbourhood pages are keyword gold mines for Google™!
If you are trying to rank in certain neighbourhoods, you face a lot of competition to get those top spots on Google’s search pages. Custom content pages related to city/neighbourhood names are great for long-term Google™ Ranking.

  • Each neighbourhood page has space for you to write and describe the key highlights of the neighbourhood, list local amenities, etc.

  • You can highlight the average price of homes, townhomes and condos

  • All MLS® listings are frequently updated on your neighbourhood pages.

This leads to more frequent crawling of MLS® listings as more listings are brought up to the forefront. When you couple these custom content filled pages with an SEO campaign, results are proven to be explosive, just take a look at the Esposito Team’s results.

SSL Now Available on Brixwork Real Estate Websites!2018-08-14T00:43:43+00:00

SSLs Now Available on Brixwork Real Estate Websites!

The search engine world has evolved, as well as browser standards for website security. Offering SSLs on our websites is one major step we are taking to offer better performance for our clients’ websites.

What is an SSL, and why is it needed on Realtor® websites?

UPDATE (2018-06-05) – Starting sometime in July 2018, the newer versions of Chrome & Firefox will start displaying an unsettling “Not Secure” warning on all websites without an SSL Certificate installed & activated. These two browsers make up for more than 50% of browser usage in Canada, with similar statistics shown across the USA.

These type of warnings can be unsettling and potentially turn off a visitor from browsing through your real estate website, or use the contact form to submit their email/phone number/name.

SSLs encrypt and secure any data exchanged by your visitors submitted to your website. In case of Brixwork websites, this pertains mainly to the contact/inquiry forms, which are a major lead generating tool for our customers (and a high-performing one too, especially on listing detail pages).

SSLs were traditionally not essential for websites without an e-commerce element, but recent changes by Google to give a slightly higher ranking/score for SSL-protected websites meaning this can potentially help your website rank higher – meaning there are other benefits to an SSL Installation than just avoiding scary warnings.

These new changes in the internet landscape made SSLs highly beneficial, and worth the labour & costs involved – even on real estate websites without any credit card transactions.

Do not purchase your own SSL!

Brixwork has a supplier & workflow ready to streamline this. Because of the workflow & automations, we are NOT able to install SSLs purchased from 3rd parties on our websites.

Launching New Content Curation & Editing Services2018-09-14T23:14:04+00:00

Launching New Content Curation & Editing Services

Time is precious, and we understand that Realtors® are short on time

We are excited to unveil a new service category to further help our clients save time, get the most out of their websites, and stand out from the competition. Over the years we recognized that content write-up such as writing biographies and other unique website content can be very daunting and time-consuming tasks for real estate agents. We took it to the next level.

Faster content curation has many benefits and the delays can be costly

When a website launch was delayed due to lack of content, it often resulted in a chain of negative consequences. The longer the site is live, the more history it builds on the indexes of Google and other search engines. When a site launch is delayed, there’s a massive opportunity cost loss.

Brixwork marketing content curatation and editing graphic

Uniquely written with quality, and search-engine aware content

Our content write-up team was trained in-house. Specifically for the real estate world! We get your lingo, your business objectives, and we have your success in mind when it comes to curation.

        • Uniquely written content to help you stand out from the competition – avoid being a cliche!

        • Human-inspected then vetted through Grammarly to minimize any typos or grammatical errors

        • Organized/edited for better keywords/headings placement, and make scanning of the content easier.

        • Research, gather and recommend photography & PDFs where applicable for a richer experience and better Google indexing

Supercharging your presales, buildings, and development marketing

A well-groomed presale/building page with unique content, floorplan PDFs, and photography can rank very well. In fact, many of our clients’ websites rank within top 5 for dozens of notable presales/buildings across the Lower Mainland.

        • Clients provide us with a list of presales/buildings to target, and any existing content already in possession to save time and cost

        • Our team conducts research online to gather more information, floorplan PDFs, photography and other critical details

Targeting Neighbourhoods & Niche Geographic Segments

Custom designed websites with a rich neighbourhood information section can really help this boost of great content. Researching and procuring a large amount of content for many neighbourhoods/subareas can be very time-consuming – we can help.

        • Clients provide us with a list of neighbourhoods & niche zones and any existing content you have

        • Our team conducts research online to harvest more information and link-back sources and relevant data.

Biographies, Marketing Methods, and Other Verbiage

        • Clients provide us with information on their target demographic & property types as well as any other unique selling points.

        • Our team organizes the notes into headings & sentences that are concise and has great flow.

        • Upon client’s approval, we publish & adjust on the website for a finessed look & feel.

What are the costs involved in this service?

Our specialized content curation & writing services are offered at $75/hr, a lower rate than our design & coding labour. All write-up is done in-house by staff trained internally and in daily contact with our entire team. We can bill by the hour, or provide a fixed quote if you have a firm parameter drawn out.

What’s the difference between the existing admin service rate of $40/hr? Why is this service significantly more expensive?

Our content curation & writing service involves research and active content procurement by our specially trained team, making it a much more involved and intelligent process than just loading in provided data as-is.

        Typical consumed hours costs:

        • Write up of an agent bio & brief mission statement: 1~1.5 hours

        • Presale/Building/Development information research & writing: 1~3 hours per building (older buildings are harder to find information on such as floorplans and features)

        • Neighbourhood write-ups: 0.5 to 1 hour per neighbourhood (depending on how much information and details are needed)

        • Marketing/Buying page headings & content write-up: 0.5 hours per small block

        Admin Service ($40/hr)
        Content Curation & Writing ($75/hr)
Client must supply all write-up. We don’t read or review your content. Our team proactively does the research for content based on the list of buildings/ neighborhoods or point form notes.

We copy-paste what is provided, as-is. This is merely to save you a small amount of time & effort.

Our team reviews and rearranges the sentences, while performing spelling and grammar checks for better content.
We then rearrange and reformat the content into headings & separated paragraphs, place relevant links, and perform a basic keyword optimization for better ranking on Google.
We creatively write sentences and headings to avoid redundancy and to avoid being caught by Google’s plagiarism filters which can potentially harm your website ranking.

Photography, PDF, and other media are entirely up to the client to provide, and we upload as-is.

We look for and download then upload photography, PDFs etc. as we see fit – no heavy lifting from you.

Do It Yourself SEO for Every Realtor® – Part 22019-08-30T19:34:58+00:00

DIY SEO for Every Realtor® – Part 2

In our last blog post we covered part 1 of Do-It-Yourself SEO strategies that help you set up the foundations for more Google traffic. We covered the differences between internal factors (on-site) and external factors (inbound links). Phase 2 of DIY SEO on Brixwork real estate websites are more specific to each and every listing you handle.

Missed part one? Start with the foundations so you’re not left behind

          DIY SEO Part 1

5 essential steps to optimize your own listings and photos:

          • Write a custom meta title & description for the listing

          • Upload more, better photos than what MLS® allows

          • Name/label all gallery photos properly

          • Enhance the listing heading & description

          • Share listings throughout social media

Custom Meta Title & Meta Descriptions

          (Internal Factor)

The meta title and descriptions are programmed to default to the address and critical features of a listing. While this Brixwork feature is handy, there are ways to improve this for your own listings (note that you cannot do this for MLS® reciprocity listings that are not your own – you are not authorized to modify how it displays on your website).

          Before

DIY SEO custom meta title and meta description example before

          After

          After

DIY SEO custom meta title and meta description example after

Updated specific meta title and description for Peter Coppard. View his site here

The meta title is critical for Google ranking – so make sure the best and relevant keywords are in there. This is also visible on Google search results, so make sure it’s easy for humans to read & understand. Instead of the address being the default, the title can be more descriptive about the key features or location of the property based on what you think people may be looking for.

          • Name of the building/complex name

          • Critical features such as rental regulations, outdoor space etc.

          • Proximity to important landmarks such as transit or schools

The meta description is often what helps users determine which links to click. This section has little to no effect on actual Google rankings – so make sure to write for humans, not Google. This 2 line description is what most users scan through before choosing which one of the 10 results to click. Key benefits (move-in ready!) or time-sensitive information (Open House Nov xx) are some great things to leverage. Learn how to update the title and description for listings on your website here.

          Photography Titles

          (internal factor)

When photos are uploaded, they often default to the filename, and may often take on random titles such as “DSC0021” which are meaningless. Google’s algorithm takes into consideration what keywords are related to Real Estate searches, so describing photos with keywords such as “Bedroom”, “Kitchen”, and “En-Suite” gives your listings massive benefits. Learn how to rename individual photos on your website’s gallery here.

          Before

          Uploaded photos with original titles

          After

          Updated titles with descriptive keywords

Brixwork’s recent upgrade to store and load all the photos on the Amazon Web Servies cloud is another factor that will help your ranking. The photos load several times faster on Amazon CloudFront, and Google gives better rankings to faster-loading websites. This was one of the most major upgrades that we’ve performed, spanning across an 8 month period, to re-distribute all real estate photography onto the cloud, and will benefit all of our customers.

          Update Listing Heading & Descriptions

Most of our website’s headings above the description defaults to describe the location and property type. This can be overridden easily to be more specific to the property at hand. Your own listings can have an enhanced description with multiple paragraphs and heading separations. This is a great feature for search engines to pick up more critical keywords with a higher degree of importance, but it also serves to help your visitors scan through the key features of your listings faster.

          Before

          After

Updating a listing’s title and description to something more specific could help improve your website’s SEO.
To learn how to modify this, visit our support page here.

Post Listings or MLS® Search Results to Facebook, Instagram, Twitter, and LinkedIn Regularly

Peter Coppard Real estate facebook account post example

Sharing the listing URL from your website to your Facebook business page and personal wall is a great way to drive more traffic while acquiring more backlinks. Also make sure to post the same link to your Instagram, Twitter, and LinkedIn, and the effects will be even greater.

This is not only limited to specific listings – any MLS® search on the Brixwork website generates a keyword-dense URL that is uniquely for that specific search and can be shared with the public easily.

Consistently, and frequently sharing links to pages within your website is one of the best ways to improve your search engine ranking over the long term.

After following these steps, as well as the initial steps listed out in Part One, your chances of greatly improving your website’s SEO will increase over time. Putting the effort into improving your SEO will make it more likely for potential buyers to look at listings and pages on your site, and begin generating the kind of traffic you want to see.  This process may be extensive but it is vital in helping you attain higher search engine rankings.  Thankfully you’re not alone! The Downfalls of Single-Property Websites and The Better Solution2017-07-10T21:18:45+00:00

The One-Page Website Trend – It’s Pros and Cons

Many real estate web providers offer one-page websites dedicated at specific properties only, rather than an entire agent/brokerage website. While this has some advantages, there are many other disadvantages to consider before moving in this direction.

The biggest benefit that Realtors® may see in this is the fact that a specific domain such as www.1234MainStreet.com can take a customer directly to view the listing. However, this can be achieved just as easily by pointing any domain directly towards a specific page within your existing website.

Isolated Domains Mean Less Google Ranking Opportunities

These single-property domains has no permanent presence. It’s also not part of your primary domain that you have kept, and will keep, for years to come, which means there’s no Google ranking accrual that happens. It will provide one or two backlinks while it’s alive, then when you scrap it after the listing sells, it’s gone. There are no permanent benefits of these single-property websites to your long term Google ranking.

Single Property Website Upgrading Own Listing Page
Google Ranking of Your Domain Only a backlink or two to the primary domain, and temporary while the home is for sale. All data attributed and credited towards primary domain for permanent search position gains!
Easy Access by Easy Domain Yes, by means of DNS configuration. Yes, by means of simple forwarding of a new domain!
Link Destination The visitors are limited to only that property unless they dig deeper to your primary site. Short term duration of visit. Any visitor can easily be guided to other listings, or a full MLS® search where available. Keep visitors longer!
Long Term Visibility Only if the domain is renewed each year, as well as separate website fees are paid again and again. Forever present on your own website/domain as long as you wish.
Design Flexibility Each property can be differently laid out for uniqueness – but also may lack brand consistency. All property detail pages within a website are consistent, and can be customized ONCE to look great over and over!

As you can see, the cons of a separate single-property website greatly outweigh the pros:

          • Overall less effective for long term search engine presence of your primary domain

          • Additional ongoing costs of separate websites & domain maintenance is higher

          • The set-up requires a bit more administrative/routing work each time

Then, Is There A Better Way?

A better Way To Utilize Single-Home Domains With Your Existing Website

In the above example, the domain http://2140UnionCourt.ca simply forwards to the West Vancouver home detail page on www.NeacsuDenner.com making the matter simple.

          • Easy-to-remember, Easy-to-type domain that can be used for print, social media, emails – everywhere!

          • Great looking landing page for the property detail itself with plenty of custom upgrades

          • Boosts keyword relevance and search ranking for the primary domain, www.neacsudenner.com.

          • The property page is permanent on your website for as long as you wish to keep it (active or sold)

Making The Right Impression With Customized Listing Detail Pages

Our real estate websites can be customized and upgraded to look better, perform better, and suit your branding & marketing needs. If more people are landing on your listing detail pages, putting more effort is a natural step to increase your website performance – such as time on page, pageviews per visit, and conversion (contact) rates.

Furthermore, our Google Analytics data shows that more than 1/3 of website visitors enter through property detail page – so it deserves as much attention and upgrades as the homepage (which is the other most common entry point of our websites).

Individual property websites can often look enticing with its big beautiful photos and a customized layout & look. Often these pages evolve in design quickly, since each piece is a stand-alone. With Brixwork websites, one upgrade can apply to all of your own listings, MLS® Reciprocity listings, or both!

3 Reasons to Upgrade Your Property Detail Page2019-06-20T23:07:33+00:00

          38%

With almost 40% of site landings occurring on listing detail pages, the homepage is no longer the only home base

3 REASONS TO UPGRADE YOUR PROPERTY DETAIL PAGE

Our Google™ Analytics data shows that more than a third of visitors land on listing or building detail pages of real estate websites. This means that your property detail page can mean a lot more for your branding! Your homepage is no longer the only first impression of your website – your listing section should be as beautiful as your homepage.

          #1 – It’s Often Your First Impression!

As mentioned above, if almost 40% of your visitors are seeing the listing/property/building detail page first, this is your storefront in the digital world. Making sure this page looks even better, with your branding fully present, can make a big difference in brand awareness and repeat visits.

“New visitors spend an average of 2 minutes 31 seconds on site compared with 5 minutes 31 seconds for returning visitors.”

          – From The KissMetrics Blog (8 Important Stats From 18,000 Websites)

#2 – More Features & Better Google Performance

More 3D tours, PDF floorplans and other custom features available offer your visitors much more to enjoy, while giving Google much more valuable data to index on your website. This is a far superior investment to creating single-property websites on a case-by-case basis. Boost your image & ranking at the same time!

#3 – Make Your Clients Even Happier

Every homeowner loves being featured in the spotlight. Our listing detail page upgrades allow you to showcase your own listings with far better design & photos than the 3rd party listings fed from the MLS® Reciprocity systems. When these pages are shared on Facebook and found on Google, they will look fantastic – making your homeowners even more excited!

NEW PRESALES AND BUILDINGS SEARCH MODULE

Anticipating the growth in the condo/townhouse market and pre-sales across major metropolitan regions in Canada, we have been heavily investing in our buildings/condos related modules in the last several years.

Our newest offering is a tool to allow our real estate agents to showcase anything from Presales to active condo towers in the most effective way possible.

Check out a live preview here!

Nest Presales has one of the best Metro Vancouver Presales & listings available to the public curated on our map/list hybrid search module. Lynn and Colin have done an absolutely amazing job of putting in a wealth of data and information on the buildings section. They also have some of their key Metro Vancouver condo buildings with active MLS® listings flowing through regularly.

Frequently Asked Questions About Our Presales & Buildings Search Module
How much is it per month? How much to set up?

This add on is offered on a monthly subscription basis. However, the page that displays the details of the building is a one-time setup to determine the layout & design according to your site, with a range of options available. Please contact us for more details.

          How much customization is available?

The map/list hybrid search module is a centralized module maintained and updated by the Brixwork team, so no customization is available as each software update would render the customizations useless. Because of the complexities involved in such a system, we cannot offer customization on this system.

How is this better from the existing building gallery?

This system allows our Realtors® to constantly add a large inventory of presales from all across the city, not restricted to a singular neighbourhood. Also, because the map & list talk to each other, it’s an intuitive tool that helps understand which building/presale is where.

What’s an alternative method from this when it comes to marketing/farming buildings?

Our existing building galleries module can be seen here on Momentum Inc.’s Buildings Gallery. This is useful when targeting a set number of buildings in a geographically limited region.

Where does the presale data come from?

There is no central data for all presales, such as the MLS IDX provided by Paragon, for example (in the REBGV region). All the photos, descriptions, amenities, unit types, PDF floorplans must be entered by each website owner. Brixwork can assist in such data population at an additional hourly rate if you prefer.

Which buildings/presales can be loaded to my list?

Because each client has to load & populate the data, it’s up to each agent/team to decide that. Brixwork only provides the tools and framework needed to allow our customers to continuously add more to the stock.

How about MLS® listings integration? How will that work?

Any listings that match up with the address ranges (our system accounts for multiple buildings in one development) will be automatically displayed under the same building. That means that any presale building that morphs into an active building with MLS® listings loaded will automatically get such listings populated and displayed. With update 4.5 – where we updated our listing sync X3- any new presale listing will be swiftly reflected in the presale page.

Want this building search module on your website?

If you answer yes to any of the questions below, shoot us an email to set up a consult!

          • I work with a lot of pre-sale buyers, or listings in condo buildings that are completed.
          • I’ve always wanted to show off how much knowledge and information I have about the buildings/presales I specialize in.
          • I want to curate a better online gallery of the products I have expertise of, in order to gain more online leads, or show to existing clients.

          Happy Selling!

          Beautiful Design is Functional Design2017-11-03T00:24:22+00:00

          Not just a pretty face

What’s on the outside counts, and first impressions matter. But also think of the phrase, “not just a pretty face”, and that’s what we’re all about. Websites and printed material that are designed beautifully are also more functional.

Whether it is creating a great first impression or helping the customer to use the product seamlessly, a clear, simple design enhances every aspect of a product’s quality. In this article, we will discuss how beautiful simplicity appeals to a customer’s three main desires – functionality, ease of use, and a visually appealing design – and why those apply to real estate marketing.

          Simplicity is Key

Unless you’re designing a cockpit for a Boeing 747, targeted only towards very highly trained professional pilots, the design of a product must be clear & simple, allowing untrained customers to easily get a grasp of it. Take the iPad, or the iPhone as an example – a brilliantly simple design that captivated dozens of millions of users around the world – as a well-designed consumer product.

With a minimal number of buttons and on-screen instructions, it creates a clear set of choices to the user. This avoids confusion and complex directions for the customer. It’s no wonder the product was a massive success!

How we apply these principles to our websites:

We believe in easy & minimalist navigation options.

We’ve all been to those websites that have a seemingly endless number of things to click on, then gotten lost and confused and, probably, didn’t even find what we were looking for. When people are faced with poor navigation options, the majority of them will impatiently leave your website, or hit the “back” button to go back to the Google results. Google also detects these Bounce Rates which can potentially hurt your search engine rankings!

Pairing a simple navigation system with great photos peaks interest and desire. People love looking at and clicking on beautiful things. With a fantastic set of photos for your listings, people will stay longer on your site.

By offering potential and current clients a fewer number of  navigation options via clear grouping, visitors can easily find the answers they want and know that communicating with you will be the same. That’s how we design our real estate websites.

          • Keeps potential customers on your website longer
          • Engages your brand further
          • Generates more leads

How these tactics lead to a better visitor experience and better results for you:

The longer a customer stays on your website, the longer they are exposed to your brand & name, thus putting you in the front-of-mind awareness zone.

More Time X Brand =  More Brand Exposure

Another important aspect of the length of time spent on your website is Google’s analytics of visitor behaviour. As a potential client spends time on your website, Google monitors the time spend and evaluates how valuable your website is to users.

The more value that Google places on your website, the higher your search engine ranking can go. This of course leads to higher volume of visitors, converting into higher number of leads.

          95%

Listings & photos are the easy winners when it comes to page views

Taking up 95% of page views, the homepage & listing pages are the most popular pages on a Real Estate website. Like it or not, page views are still heavily focused on listings & listing photos, as opposed to About, Contact, and other pages.

First Impressions and other marketing strategies:

          On the web

The moment a visitor first opens up your website, the first impression is made. You wouldn’t walk into a first meeting with a client wearing track suits, and your website shouldn’t do so either. Your website is your digital first impression.

          On Paper

This applies to your printed material as well. When you hand someone a business card, the thickness, feel & design is judged. Is your presentation folder neat & heavy enough to make that impression? What about your listing sheets?

Now that you know how important design is, get better looking!

Brixwork Real Estate Marketing offers a full range of services for agents looking to make the best first impression, and a lasting one.

We offer web design, branding, social media marketing, search engine optimization, business cards, print media for mail outs, open houses and more. Our experts have been hand picked for their design skills and are ready to offer you their full attention.

As a high end, graphic design boutique, we are able to give you the best of the best. Your success is our goal.

Beauty and elegance should not have to be sacrificed in the name of function.

When designing a product to entice and please potential customers, functionality is key… and a clear, beautiful design takes the product to the next level. We can help you do just that.

We’ve been busy (as usual) to bring you some more upgrades, and here they are. This week’s updates mostly revolve around search engine optimization, and the update is on the homes section. Keyword density on your website is very important to gain higher rankings on Google, and here’s how we can help you.

          Learn How To Change This

          Meta Title

The title of search results, as well as on Social Media share posts of each listing page, is dictated by the Meta Title. This is one of the most critical parts for Google to determine the relevance of your website. It also is what shows as the main title on Google search results, or on shared posts on the majority of Social Media outlets such as Facebook, Twitter, Google+. Make sure this accurately describes each listing, and include the right keywords.

Make sure your meta title has:
          • Neighbourhood and city name

          • Property type and style

          • Street name, Building/Complex name

          • Other commonly searched attributes such as “waterfront”, “mansion”, “rental” etc.

          Meta Description

Apart from the actual home description that you get to enter on each of your listings (or fed from MLS® reciprocity), you can also set up a custom description that will show on Google’s search results that is much shorter (about 156 characters). Our SEO tab on the home editing screen allows you to enter this description manually. With a blank description, it will default to a blurb that summarizes the listing price, type and size related features.

Make sure your meta description has:
          • An attractive intro to the sentence that would entice more visitors to click

          • Bed/Bath/Kitchen/Parking information that are relevant

          • Other amenities such as schools, recreation or sports facilities nearby

          Custom URL slug

For the longest time we’ve offered a rich URL scheme that includes the full address and city name of the listing in order to be more clear to the human eye, as well as give more relevance to the page on search engines. Each property and building detail page can have a fully customized URL for even better presentation, as well as performance on search engines such as Google.

          Sample of Great URL Slugs:

          www.yourdomain.com/showlisting/12/123-main-street-mount-pleasant-vancouver-east-close-to-transit-large-yard-dog-friendly
          www.yourdomain.com/showlisting/12/4550-caulfield-street-caulfeild-west-vancouver-water-city-views-south-facing

Like this, you can emphasize some key features of the listing to increase your performance on google over that of competitors’ sites.
