Ready for the best client meeting ever?

Open House & Buildings/Presales Search Overhauls on Version 4.452020-09-21T19:27:09+00:00

Our System Evolves With The Real Estate Market

This round of upgrades showcase major focus on helping buyers’ find suitable listings easier on our clients’ websites. Software upgrades are more than just functionality – it’s about being mindful of what our clients’ needs are as they shift.

Our last major upgrade to finalize our move to the AWS cloud has springboarded us for even more enhancements to the Brixwork system, and version 4.45 packs some amazing new features to help our real estate pros gain more business.

    . . .

More Buyers’ Activity, especially in Vancouver & GVRD

2018 – Over the summer, and into September, we’ve observed that the number of transactions plunged by roughly 40% across Metro Vancouver compared to previous years. While market conditions are out of our control (as well as our top-notch real estate agents), how we respond to such changes is what defines the winners and losers in the changing real estate market.

The most critical upgrades in version 4.45 revolve around catering to buyers’ ease of search.

Open House Search Module Added with Share-Friendly URLs

You can narrow your MLS® search results to listings with open houses coming up! This has been added to the Fairview template, and the Main Street template is next. Better yet, the URL is modified so that sharing the live search results on social media or by email is simple and easy for all parties, and Google can pick up the …/openhouse/city-… portion in the URL along with the city & neighbourhoods for better search engine performance.

This sample page of Kerrisdale listings with an open house this coming weekend (November 3 & 4) demonstrates this new functionality. Try sharing this page on Facebook, and see how well the title & preview image of a sample home in Kerrisdale show up!

Faster & More Agile Presales & Buildings Search Module

The deep-level engineering upgrades on our presales & buildings Google Maps™ Search module is quite incredible – we’ll save you the nerdy talk and summarize the new features:

    • Faster loading time when switching pages, or zooming in/out.

    • Better cluster handling where the results are dense – this happens often in dense city cores such as Vancouver West and Downtown Presale Searches

    • Better mobile search form with slide-out function
    • Improved scrolling and tapping functions on mobile devices

    Nest Presale Search Module

    Nest Presale Search Module

Sharing MLS Searches on Facebook Never Looked Better

When sharing MLS® search results of all varieties, the main image used to share can make or break the # of clicks that you induce. We fixed some bugs that made this behaviour inconsistent (would fall back to the logo occasionally) and also upgraded the system to look for 2nd and 3rd listing’s photos if the 1st listing doesn’t have a photo yet (which is often the case when brand new MLS® search results are shared).

Other Technical Updates In The Core (inside the Matrix)

Working with Paragon & REBGV IDX feed issues & upgrades

A recent change in metadata from the Paragon MLS® IDX system caused issues not only for Brixwork’s integration but with several other providers. Our coding team worked with the real estate board technicians to help iron this issue out not just for us, but for the entire system.

Other User Interface & Social Media Display Upgrades

During these troubleshooting steps we took measures to perform some more upgrades:

    • Improved open house integration for quicker updates of dates & times – essential for more accurate and up-to-date data for our new MLS® search form upgrades to include open house filters

    • Homes list (on the Admin section) update to easily show which listings have video tours, or PDF feature sheets/floorplans attached

    • Better default image & title for MLS® search result page open graph tags for image feed – if the first MLS® result does not show a picture yet, it falls back to listing #2 or #3 on the list to make the Facebook share results look better & detailed.

Upcoming Upgrade Plans For Brixwork In Winter of 2018

    More frequent MLS® Listings Sync

On our new and improved hardware (AWS Cloud) and software (better & faster mechanisms) we are starting to roll out more frequent MLS sync for select regions, starting with Vancouver.

    • Customers can see more new listings faster – increase frequency of visit.

    • Google will crawl your new listing pages even more frequently.

    • Improves your overall chances of showing up for new listing address/street/neighbourhood searches

    • Improves your existing social media URL share or SEO campaigns

    • To leverage these benefits, please read our DIY SEO tutorials for real estate agents part 2!

    Further Vimeo integrations

On our newly built templates, we are improving our handling of videos from the core. While we still recommend Youtube videos for listing tour videos for SEO reasons, Vimeo offers better visual display as far as background videos or other decorative elements go, and aligns with our principle of “Looking good matters.”

Notable Real Estate Websites Launched in 20172017-10-10T03:29:15+00:00

    Bigger & Better Initial Impressions

The new websites we want to showcase today have some key improvements compared to many of our previous years’ projects. One of the bigger focus was on having a Cinematic Intro on many website sections such as the homepage & team pages, or the listing detail pages which is an entry point for visitors almost 40% of the time.

Full width images with menu items overlaid on top, as well as video background intros became more popular. Optimization for mobile devices for a better first look was also a major focus – not only for visual purposes, but also for load-time purposes. There have been many engineering improvements under-the-hood that contribute towards a much faster loading time, which is loved by both clients and Google™.

    How Customization Can Help Realtors®

Truth is that every real estate agent in town has equal access to the current MLS® listings, all sales history of any property, as well as the same statistics provided by each respective real estate board. Even our template websites get the hand-crafted attention to match the colours & text, as well as the overall feel, to your brand specifically. Our customized websites help to distinguish our agents even further from the crowd. Impressions do matter, and therefore custom designed real estate websites with hand-crafted labour behind them makes all the difference.

Not only is it better looking – but having a brand-specific message, with a unique set of content helps your website stand apart from the crowd on search engines as well. Content is king when it comes to SEO.

The Downfalls of Single-Property Websites and The Better Solution2017-07-10T21:18:45+00:00

The One-Page Website Trend – It’s Pros and Cons

Many real estate web providers offer one-page websites dedicated at specific properties only, rather than an entire agent/brokerage website. While this has some advantages, there are many other disadvantages to consider before moving in this direction.

The biggest benefit that Realtors® may see in this is the fact that a specific domain such as www.1234MainStreet.com can take a customer directly to view the listing. However, this can be achieved just as easily by pointing any domain directly towards a specific page within your existing website.

Isolated Domains Mean Less Google Ranking Opportunities

These single-property domains has no permanent presence. It’s also not part of your primary domain that you have kept, and will keep, for years to come, which means there’s no Google ranking accrual that happens. It will provide one or two backlinks while it’s alive, then when you scrap it after the listing sells, it’s gone. There are no permanent benefits of these single-property websites to your long term Google ranking.

Single Property Website Upgrading Own Listing Page
Google Ranking of Your Domain Only a backlink or two to the primary domain, and temporary while the home is for sale. All data attributed and credited towards primary domain for permanent search position gains!
Easy Access by Easy Domain Yes, by means of DNS configuration. Yes, by means of simple forwarding of a new domain!
Link Destination The visitors are limited to only that property unless they dig deeper to your primary site. Short term duration of visit. Any visitor can easily be guided to other listings, or a full MLS® search where available. Keep visitors longer!
Long Term Visibility Only if the domain is renewed each year, as well as separate website fees are paid again and again. Forever present on your own website/domain as long as you wish.
Design Flexibility Each property can be differently laid out for uniqueness – but also may lack brand consistency. All property detail pages within a website are consistent, and can be customized ONCE to look great over and over!

As you can see, the cons of a separate single-property website greatly outweigh the pros:

    • Overall less effective for long term search engine presence of your primary domain

    • Additional ongoing costs of separate websites & domain maintenance is higher

    • The set-up requires a bit more administrative/routing work each time

Then, Is There A Better Way?

A better Way To Utilize Single-Home Domains With Your Existing Website

In the above example, the domain http://2140UnionCourt.ca simply forwards to the West Vancouver home detail page on www.NeacsuDenner.com making the matter simple.

    • Easy-to-remember, Easy-to-type domain that can be used for print, social media, emails – everywhere!

    • Great looking landing page for the property detail itself with plenty of custom upgrades

    • Boosts keyword relevance and search ranking for the primary domain, www.neacsudenner.com.

    • The property page is permanent on your website for as long as you wish to keep it (active or sold)

Making The Right Impression With Customized Listing Detail Pages

Our real estate websites can be customized and upgraded to look better, perform better, and suit your branding & marketing needs. If more people are landing on your listing detail pages, putting more effort is a natural step to increase your website performance – such as time on page, pageviews per visit, and conversion (contact) rates.

Furthermore, our Google Analytics data shows that more than 1/3 of website visitors enter through property detail page – so it deserves as much attention and upgrades as the homepage (which is the other most common entry point of our websites).

Individual property websites can often look enticing with its big beautiful photos and a customized layout & look. Often these pages evolve in design quickly, since each piece is a stand-alone. With Brixwork websites, one upgrade can apply to all of your own listings, MLS® Reciprocity listings, or both!

3 Reasons to Upgrade Your Property Detail Page2019-06-20T23:07:33+00:00

    38%

With almost 40% of site landings occurring on listing detail pages, the homepage is no longer the only home base

3 REASONS TO UPGRADE YOUR PROPERTY DETAIL PAGE

Our Google™ Analytics data shows that more than a third of visitors land on listing or building detail pages of real estate websites. This means that your property detail page can mean a lot more for your branding! Your homepage is no longer the only first impression of your website – your listing section should be as beautiful as your homepage.

    #1 – It’s Often Your First Impression!

As mentioned above, if almost 40% of your visitors are seeing the listing/property/building detail page first, this is your storefront in the digital world. Making sure this page looks even better, with your branding fully present, can make a big difference in brand awareness and repeat visits.

“New visitors spend an average of 2 minutes 31 seconds on site compared with 5 minutes 31 seconds for returning visitors.”

    – From The KissMetrics Blog (8 Important Stats From 18,000 Websites)

#2 – More Features & Better Google Performance

More 3D tours, PDF floorplans and other custom features available offer your visitors much more to enjoy, while giving Google much more valuable data to index on your website. This is a far superior investment to creating single-property websites on a case-by-case basis. Boost your image & ranking at the same time!

#3 – Make Your Clients Even Happier

Every homeowner loves being featured in the spotlight. Our listing detail page upgrades allow you to showcase your own listings with far better design & photos than the 3rd party listings fed from the MLS® Reciprocity systems. When these pages are shared on Facebook and found on Google, they will look fantastic – making your homeowners even more excited!

Frequently Asked Questions About Our Presales & Buildings Search Module
How much is it per month? How much to set up?

This add on is offered on a monthly subscription basis. However, the page that displays the details of the building is a one-time setup to determine the layout & design according to your site, with a range of options available. Please contact us for more details.

    How much customization is available?

The map/list hybrid search module is a centralized module maintained and updated by the Brixwork team, so no customization is available as each software update would render the customizations useless. Because of the complexities involved in such a system, we cannot offer customization on this system.

How is this better from the existing building gallery?

This system allows our Realtors® to constantly add a large inventory of presales from all across the city, not restricted to a singular neighbourhood. Also, because the map & list talk to each other, it’s an intuitive tool that helps understand which building/presale is where.

What’s an alternative method from this when it comes to marketing/farming buildings?

Our existing building galleries module can be seen here on Momentum Inc.’s Buildings Gallery. This is useful when targeting a set number of buildings in a geographically limited region.

Where does the presale data come from?

There is no central data for all presales, such as the MLS IDX provided by Paragon, for example (in the REBGV region). All the photos, descriptions, amenities, unit types, PDF floorplans must be entered by each website owner. Brixwork can assist in such data population at an additional hourly rate if you prefer.

Which buildings/presales can be loaded to my list?

Because each client has to load & populate the data, it’s up to each agent/team to decide that. Brixwork only provides the tools and framework needed to allow our customers to continuously add more to the stock.

How about MLS® listings integration? How will that work?

Any listings that match up with the address ranges (our system accounts for multiple buildings in one development) will be automatically displayed under the same building. That means that any presale building that morphs into an active building with MLS® listings loaded will automatically get such listings populated and displayed. With update 4.5 – where we updated our listing sync X3- any new presale listing will be swiftly reflected in the presale page.

Want this building search module on your website?

If you answer yes to any of the questions below, shoot us an email to set up a consult!

    • I work with a lot of pre-sale buyers, or listings in condo buildings that are completed.
    • I’ve always wanted to show off how much knowledge and information I have about the buildings/presales I specialize in.
    • I want to curate a better online gallery of the products I have expertise of, in order to gain more online leads, or show to existing clients.

    Happy Selling!

    Beautiful Design is Functional Design2017-11-03T00:24:22+00:00

    Not just a pretty face

What’s on the outside counts, and first impressions matter. But also think of the phrase, “not just a pretty face”, and that’s what we’re all about. Websites and printed material that are designed beautifully are also more functional.

Whether it is creating a great first impression or helping the customer to use the product seamlessly, a clear, simple design enhances every aspect of a product’s quality. In this article, we will discuss how beautiful simplicity appeals to a customer’s three main desires – functionality, ease of use, and a visually appealing design – and why those apply to real estate marketing.

    Simplicity is Key

Unless you’re designing a cockpit for a Boeing 747, targeted only towards very highly trained professional pilots, the design of a product must be clear & simple, allowing untrained customers to easily get a grasp of it. Take the iPad, or the iPhone as an example – a brilliantly simple design that captivated dozens of millions of users around the world – as a well-designed consumer product.

With a minimal number of buttons and on-screen instructions, it creates a clear set of choices to the user. This avoids confusion and complex directions for the customer. It’s no wonder the product was a massive success!

How we apply these principles to our websites:

We believe in easy & minimalist navigation options.

We’ve all been to those websites that have a seemingly endless number of things to click on, then gotten lost and confused and, probably, didn’t even find what we were looking for. When people are faced with poor navigation options, the majority of them will impatiently leave your website, or hit the “back” button to go back to the Google results. Google also detects these Bounce Rates which can potentially hurt your search engine rankings!

Pairing a simple navigation system with great photos peaks interest and desire. People love looking at and clicking on beautiful things. With a fantastic set of photos for your listings, people will stay longer on your site.

By offering potential and current clients a fewer number of  navigation options via clear grouping, visitors can easily find the answers they want and know that communicating with you will be the same. That’s how we design our real estate websites.

    • Keeps potential customers on your website longer
    • Engages your brand further
    • Generates more leads

How these tactics lead to a better visitor experience and better results for you:

The longer a customer stays on your website, the longer they are exposed to your brand & name, thus putting you in the front-of-mind awareness zone.

More Time X Brand =  More Brand Exposure

Another important aspect of the length of time spent on your website is Google’s analytics of visitor behaviour. As a potential client spends time on your website, Google monitors the time spend and evaluates how valuable your website is to users.

The more value that Google places on your website, the higher your search engine ranking can go. This of course leads to higher volume of visitors, converting into higher number of leads.

    95%

Listings & photos are the easy winners when it comes to page views

Taking up 95% of page views, the homepage & listing pages are the most popular pages on a Real Estate website. Like it or not, page views are still heavily focused on listings & listing photos, as opposed to About, Contact, and other pages.

First Impressions and other marketing strategies:

    On the web

The moment a visitor first opens up your website, the first impression is made. You wouldn’t walk into a first meeting with a client wearing track suits, and your website shouldn’t do so either. Your website is your digital first impression.

    On Paper

This applies to your printed material as well. When you hand someone a business card, the thickness, feel & design is judged. Is your presentation folder neat & heavy enough to make that impression? What about your listing sheets?

Now that you know how important design is, get better looking!

Brixwork Real Estate Marketing offers a full range of services for agents looking to make the best first impression, and a lasting one.

We offer web design, branding, social media marketing, search engine optimization, business cards, print media for mail outs, open houses and more. Our experts have been hand picked for their design skills and are ready to offer you their full attention.

As a high end, graphic design boutique, we are able to give you the best of the best. Your success is our goal.

Beauty and elegance should not have to be sacrificed in the name of function.

When designing a product to entice and please potential customers, functionality is key… and a clear, beautiful design takes the product to the next level. We can help you do just that.

Popular Pages & Not-So-Much On Real Estate Websites in 20152019-02-12T19:36:09+00:00

Popular Pages & Not-So-Much On Real Estate Websites in 2015

Almost two years ago we discussed page view distribution on real estate websites to see where most consumers click once they reach our Realtor®’s websites.

    . . .

Still All About Listings & Photos

It’s 2015, and we have a more up-to-date set of numbers, although the core messages remain the same – listings, listing photos & the homepage remains the most consistent performers, while viewership of buyers/sellers, or neighbourhood guides remain relatively flat. However, we were surprised to see the rise of page views allocated towards those informational pages even though the changes were minimal.

Pageviews are still heavily focused on listings & listing photos, like it or not.

There are a few factors we believe affects this:

    • Last time in our 2013 post, we didn’t include the page views that landed on the “Not Found” pages as part of listing views. When a listing is no longer on the MLS® and removed, those pages will then go to our custom /notfound pages. With these excluded from the number from the listing page portions, the numbers may have been slightly off.
    • The sites we used are some of our higher-performing benchmark sites, which means their visitors may be more active, and also those pages may be viewed by more marketers who are targeting new SEO customers (our customers are solicited by shady SEO service providers all the time).

    Using This To Your Advantage

Serve to your customers what they want to see. Here are some ways you can leverage the photo-centric, or product-centric short attention span of the general public you face as a Realtor®:

    1. Share listing detail pages, or sets of listings by certain criteria on Facebook or Twitter (i.e. “Today we want to feature all 1 bedroom Condos in Yaletown under $400,000 for first-time home buyers..”).
    2. Make sure your homepage has listings as a slideshow, or links to listing pages. This can either make or break your bounce-rates from your homepage.
    3. Make sure photo/video of each home is the first thing on individual listing detail pages.
    4. While you are at it, please start using Instagram. It’s a visual, short-commitment medium that can do wonders for brand marketing on social media. We have our own in-house developed, ad-free Instagram widget available. Check out Terry Osti’s website footer for an example.

    *Note on the above statistics

    1. These statistics are based on 6 of our more active & established sites, randomly selected out of a candidate of 20 top sites based on high level of traffic.
    2. Naturally this does not reflect all of our websites, nor the industry standard. Individual websites may experience different results.
    3. These statistics exclude page views to blog pages, as not all sites have it, and blog pages get direct traffic from social media shares, so we felt they do not represent the average visitor behaviour accurately.
    4. The dates used for this research was July 14 ~ Aug 13, 2015, from Google Analytics data. Different times of the year may show different proportions.

Version 4.04 Released With New Features & Bug Fixes2015-02-20T23:39:12+00:00

This morning Brixwork Real Estate Marketing Inc. version 4.04 was released with numerous new bug fixes and some new features.

    4.04 Release Notes (February 20th, 2015)

    • When featuring MLS® listings, the screen would freeze after processing. This has been resolved.
    • Menu labels on the new navigation system glitch fixed (only applicable to sites set up after February 2015)
    • Maps within the Homes & Buildings sections no longer affected by mouse scroll or screen swipe.
    • You can choose whether the street direction come before or after the street name. In Vancouver, “W 4th Avenue” is common, whereas in Calgary “3rd Street SW” is more common. This default can be set on a site-wide basis, and can be set on each individual property so it can be overridden on a case-by-case as well.
    • Instagram feed has been updated as per slight security changes on the Instagram servers which was blocking our API calls.

    Future Development Plans Coming Up

The Brixwork system is a forever evolving platform. We don’t charge a subscription fee just out of formality – the funds our clients pay goes towards betterment of the system as a whole for the benefit of all our clients against their competition outside.

    • Dashboard to include more insights, potentially directly integrating Google Analytics into the page.
    • Duplicate building module detection mechanism.
    • MLS Search forms updated with slide-out or in mechanisms.
    • More (yes, even more) upgrades pertaining to URL controls for SEO purposes.
    • LinkedIN share buttons made universal.
