    Sharing MLS Searches on Facebook Never Looked Better

    When sharing MLS® search results of all varieties, the main image used to share can make or break the # of clicks that you induce. We fixed some bugs that made this behaviour inconsistent (would fall back to the logo occasionally) and also upgraded the system to look for 2nd and 3rd listing’s photos if the 1st listing doesn’t have a photo yet (which is often the case when brand new MLS® search results are shared).

    Other Technical Updates In The Core (inside the Matrix)

    Working with Paragon & REBGV IDX feed issues & upgrades

    A recent change in metadata from the Paragon MLS® IDX system caused issues not only for Brixwork’s integration but with several other providers. Our coding team worked with the real estate board technicians to help iron this issue out not just for us, but for the entire system.

    Other User Interface & Social Media Display Upgrades

    During these troubleshooting steps we took measures to perform some more upgrades:

    • Improved open house integration for quicker updates of dates & times – essential for more accurate and up-to-date data for our new MLS® search form upgrades to include open house filters

    • Homes list (on the Admin section) update to easily show which listings have video tours, or PDF feature sheets/floorplans attached

    • Better default image & title for MLS® search result page open graph tags for image feed – if the first MLS® result does not show a picture yet, it falls back to listing #2 or #3 on the list to make the Facebook share results look better & detailed.

      The One-Page Website Trend – It’s Pros and Cons

      Many real estate web providers offer one-page websites dedicated at specific properties only, rather than an entire agent/brokerage website. While this has some advantages, there are many other disadvantages to consider before moving in this direction.

      The biggest benefit that Realtors® may see in this is the fact that a specific domain such as www.1234MainStreet.com can take a customer directly to view the listing. However, this can be achieved just as easily by pointing any domain directly towards a specific page within your existing website.

      Isolated Domains Mean Less Google Ranking Opportunities

      These single-property domains has no permanent presence. It’s also not part of your primary domain that you have kept, and will keep, for years to come, which means there’s no Google ranking accrual that happens. It will provide one or two backlinks while it’s alive, then when you scrap it after the listing sells, it’s gone. There are no permanent benefits of these single-property websites to your long term Google ranking.

      As you can see, the cons of a separate single-property website greatly outweigh the pros:

      • Overall less effective for long term search engine presence of your primary domain

      How much is it per month? How much to set up?

      This add on is offered on a monthly subscription basis. However, the page that displays the details of the building is a one-time setup to determine the layout & design according to your site, with a range of options available. Please contact us for more details.

      How much customization is available?

      The map/list hybrid search module is a centralized module maintained and updated by the Brixwork team, so no customization is available as each software update would render the customizations useless. Because of the complexities involved in such a system, we cannot offer customization on this system.

      How is this better from the existing building gallery?

      This system allows our Realtors® to constantly add a large inventory of presales from all across the city, not restricted to a singular neighbourhood. Also, because the map & list talk to each other, it’s an intuitive tool that helps understand which building/presale is where.

      What’s an alternative method from this when it comes to marketing/farming buildings?

      Our existing building galleries module can be seen here on Momentum Inc.’s Buildings Gallery. This is useful when targeting a set number of buildings in a geographically limited region.

      Where does the presale data come from?

      There is no central data for all presales, such as the MLS IDX provided by Paragon, for example (in the REBGV region). All the photos, descriptions, amenities, unit types, PDF floorplans must be entered by each website owner. Brixwork can assist in such data population at an additional hourly rate if you prefer.

      Which buildings/presales can be loaded to my list?

      Because each client has to load & populate the data, it’s up to each agent/team to decide that. Brixwork only provides the tools and framework needed to allow our customers to continuously add more to the stock.

      How about MLS® listings integration? How will that work?

      Any listings that match up with the address ranges (our system accounts for multiple buildings in one development) will be automatically displayed under the same building. That means that any presale building that morphs into an active building with MLS® listings loaded will automatically get such listings populated and displayed. With update 4.5 – where we updated our listing sync X3- any new presale listing will be swiftly reflected in the presale page.

      New Search Engine Optimization Strategies for 2016 ~ 20172017-10-05T00:06:54+00:00

      Dynamic, changing, morphing and evolving – such is the nature of digital marketing. As a firm entrenched in helping Real Estate Professionals, which is one of the most competitive industries with so many competitors, we are constantly working to improve our service standards and quality. Recently we have re-vamped and re-structured our SEO (Search Engine Optimization) as well as the pricing. Here are some of the key changes in our strategy, followed by what is being kept constant as the past.

      New Changes To Our Real Estate SEO Programs

      We will explain our newer SEO strategies here in the simplest terms possible. We understand that some technical terms can be confusing, and we are happy to answer more of your questions directly should you have any.

      #1 – Blog Articles Now Mandatory For Content-Rich Websites

      “Content is King” is one of those phrases thrown around a lot – and for very good reason, because it is Google’s mandate to deliver relevant & useful content for their search customers. All of our SEO programs now include a specified number of blog articles by default, because on-site content is hands-down the best way to improve the quality score of your website. Blog articles offer a wealth of options to link to other sections of your website (MLS® search results, or individual listings) as well as link out to reliable 3rd party resources to be of more benefit to your customers (such as reputable news articles, service providers or real estate board websites).

      #2 – More Focus on Quality Backlinks Rather than Quantity

      There was a time when most SEO engineers would pick as many online directories, public forums & blogs to plaster the internet with backlinks to their websites. Some went as far as creating automated posting software that would hit bulletin boards worldwide for tens of thousands of backlinks to be generated within a matter of days. Others went for paid links – which mean absolutely nothing to Google in terms of how valuable & relevant the content on a website is. These practices fall more under the black-hat realm of SEO techniques, which we have never used. Back in the days we leveraged many more sources for more backlinks (but we never used, and never will use, black-hat SEO techniques), but we are putting less emphasis on the number of links, and more emphasis on the quality of backlinks. Certain directories and online blogs are valid and legitimate sources where we can acquire reliable backlinks that have meaning.

      #3 – More In-page Content Throughout (not just the blog)

      Outside of the blog, we aim to place more unique text content to describe neighbourhoods, buildings, property types/subtypes in order to boost the actual quantity and quality of the text content throughout your website. When walking a precarious line between clean & minimalist designs VS content-rich pages, our design/development team’s expertise really shines to achieve a balance of both. Our photo galleries for listings/buildings can have detailed descriptions and information, as well as many other sub-sections of our sites.

      URL Structures, Meta Titles and Descriptions

      Even our MLS® search result pages are very well optimized in its keyword-rich URL structure that well-defines the listing(s). For your own pages, our team (or yourself) have the ability to fully modify the meta titles & descriptions to make it more relevant and easier to read. This has been one of the most core functionalities for all Brixwork websites for years, and will continue to be so.

      Load Speed & Mobile Responsiveness

      Our core software is constantly tweaked and improved to reduce bottlenecks, decrease page load time, as well as show up better on social share results. Some of the notable improvements made throughout 2016 already include (these upgrades help all of our clients, not just those on the SEO packages)

      • Image load time for MLS® Reciprocity listings
      • Thumbnail & mobile generation
      • Code & architecture load time (framework files are minified further)
      • Off-loading between multiple servers

      Server Security & Reputation Management

      Entire servers & IP addresses can be blocked or deemed as spam from 3rd parties. Our code is improved constantly to be more secure & stable, and we vigilantly monitor against hackers and intrusion attacks. We also have a strict policy to leverage professional 3rd party email services such as G-Suite (formerly known as Google Apps) to avoid our own servers being infiltrated with spam or losing reputation due to a 3rd party security breach.

      Things You Can Do To Improve Your Presence On Google

      Apart from what our engineers and content generators can do, there are many other things each Realtor® can do in order to improve their rankings and presence on Google.

      • Ensure that your social media profiles (Instagram, LinkedIn) have links to your website included.
      • Share sections of your website (generate a specific property search in neighbourhoods) and copy-paste to share those results on your website.
      • Find cool listings on your own website (whether your own listings, or MLS® Reciprocity driven) and share on your social media.
      • Customize your own property listing descriptions with headings & longer paragraphs (above and beyond what the MLS® system allows you to)

      Frequently Asked Questions

      Q: The SEO Package prices have increased a lot! Why is that?

      A: SEO is a relative game, and the amount of time & effort put into generating content on websites has significantly increased across the board among all competitors. Therefore we need to put in more than double the effort for our SEO campaigns to be effective. Think of the average time of Olympic sprinters decreasing each decade – the standards always go up as a whole. Our pricing is competitive and in-line with other competitors in the SEO industry.

      Q: How long does it take to rank well for specific keywords? And are there guarantees? 

      A: Any properly run SEO campaign actually cannot make solid guarantees, as it is all relative to what the competitors are doing. That being said, traffic increases can be detected as early as 2 months, and up to 1 year may be required to really have impact on the bigger keywords. The bigger the keywords, the more competitive it is.

      Q: It says that blog articles are now mandatory as part of our SEO campaigns. What if I do not have a blog? 

      A: Since SEO is a longer term commitment, with a 3+ month commitment we will install a basic blog for your website at no additional cost.

      Changes In Pricing

      To offer the best-in-class boutique web/print/branding services for our real estate professionals, we are introducing some changes to our services. With expansion of services & hardware facilities as well as operations cost increases, we will be implementing changes in pricing effective on the next billing cycle. As of April 21st (beginning of next cycle) the following rates will apply to our design services:

      Design/Coding/Consult/Production

      $90/hr (billed at 15 minute increments, unlike the industry standard of 1 hour or 30 minute increments)

      Administrative, or Photo/Data Exchange Only

      $36/hr (billed at 30 minute increments)

      Mailwalk (Canada Post) set up, packaging & delivery to the outlet (Applicable only to Vancouver customers)

      $55 Per Mailwalk up to 1,000 units (not including postage costs owed to Canada Post)
      $10 per 500 units additional.

      Monthly Subscription Cost changes will be effective as of monthly billing dates of May 21st and after:

      Brixwork Website Base: $55 (previously $50)
      MLS® Reciprocity Add-On: $25 (no change)
      Enable both commercial & residential: $25 (no change)
      Enable Rental module: $25 (previously $20)
      WordPress Blog: $15 (previously $10)

      Facility Upgrades & Expansion

      Our production force has grown to double the size since a year ago. In addition to Rebecca & Jovan (Graphic Designer & Web Developer, respectively) we now have Cindy-Lynn (Graphic Designer) and Bruno Fontanella (Web Developer) to help you with your needs. Our office has also been significantly renovated with new computers, new monitors & mounts, and of course more workstations to accommodate the larger workforce.

      FAQs:

      Q: When was the last price change?
      A: 2014 was our last rate change to our labour rates, while monthly fees have remained the same since 2012.

      Q: Does the price change have any relation to USD/CAD exchange rate?
      A: Partially yes. Costs of computers as well as the web based software we use to keep ourselves organized has gone up due to the weakened Canadian Dollar.

      Q: I’ve became a subscriber very recently (less than 6 months ago) so it seems a bit soon to raise my prices, no?
      A: While our labour rates will increase for everybody at the same time, we can definitely keep your monthly fees the same for the first six months of your subscription. We need you to email us your domain and the date of your first subscription invoice or the invoice number (if it’s less than 6 months ago) so we can freeze the price until the 6th monthly fee point.

      Q: When’s the cut-off for design of marketing material and/or new website customization at the old rate?
      A: Any orders placed on or before (confirmed by email to design@brixwork.com) April 18th (Monday) can be processed under the current rates, since we operate on a 1 business day turn-around to start on inbound inquiries. Our billing cut-off is April 20th, after which point the new labour rates will become effective.
