Frequently Asked Questions About Our Presales & Buildings Search Module
How much is it per month? How much to set up?

This add on is offered on a monthly subscription basis. However, the page that displays the details of the building is a one-time setup to determine the layout & design according to your site, with a range of options available. Please contact us for more details.

How much customization is available?

The map/list hybrid search module is a centralized module maintained and updated by the Brixwork team, so no customization is available as each software update would render the customizations useless. Because of the complexities involved in such a system, we cannot offer customization on this system.

How is this better from the existing building gallery?

This system allows our Realtors® to constantly add a large inventory of presales from all across the city, not restricted to a singular neighbourhood. Also, because the map & list talk to each other, it’s an intuitive tool that helps understand which building/presale is where.

What’s an alternative method from this when it comes to marketing/farming buildings?

Our existing building galleries module can be seen here on Momentum Inc.’s Buildings Gallery. This is useful when targeting a set number of buildings in a geographically limited region.

Where does the presale data come from?

There is no central data for all presales, such as the MLS IDX provided by Paragon, for example (in the REBGV region). All the photos, descriptions, amenities, unit types, PDF floorplans must be entered by each website owner. Brixwork can assist in such data population at an additional hourly rate if you prefer.

Which buildings/presales can be loaded to my list?

Because each client has to load & populate the data, it’s up to each agent/team to decide that. Brixwork only provides the tools and framework needed to allow our customers to continuously add more to the stock.

How about MLS® listings integration? How will that work?

Any listings that match up with the address ranges (our system accounts for multiple buildings in one development) will be automatically displayed under the same building. That means that any presale building that morphs into an active building with MLS® listings loaded will automatically get such listings populated and displayed. With update 4.5 – where we updated our listing sync X3- any new presale listing will be swiftly reflected in the presale page.

Want this building search module on your website?

If you answer yes to any of the questions below, shoot us an email to set up a consult!

  • I work with a lot of pre-sale buyers, or listings in condo buildings that are completed.
  • I’ve always wanted to show off how much knowledge and information I have about the buildings/presales I specialize in.
  • I want to curate a better online gallery of the products I have expertise of, in order to gain more online leads, or show to existing clients.

Happy Selling!

New Search Engine Optimization Strategies for 2016 ~ 20172017-10-05T00:06:54+00:00

Dynamic, changing, morphing and evolving – such is the nature of digital marketing. As a firm entrenched in helping Real Estate Professionals, which is one of the most competitive industries with so many competitors, we are constantly working to improve our service standards and quality. Recently we have re-vamped and re-structured our SEO (Search Engine Optimization) as well as the pricing. Here are some of the key changes in our strategy, followed by what is being kept constant as the past.

New Changes To Our Real Estate SEO Programs

We will explain our newer SEO strategies here in the simplest terms possible. We understand that some technical terms can be confusing, and we are happy to answer more of your questions directly should you have any.

#1 – Blog Articles Now Mandatory For Content-Rich Websites

“Content is King” is one of those phrases thrown around a lot – and for very good reason, because it is Google’s mandate to deliver relevant & useful content for their search customers. All of our SEO programs now include a specified number of blog articles by default, because on-site content is hands-down the best way to improve the quality score of your website. Blog articles offer a wealth of options to link to other sections of your website (MLS® search results, or individual listings) as well as link out to reliable 3rd party resources to be of more benefit to your customers (such as reputable news articles, service providers or real estate board websites).

#2 – More Focus on Quality Backlinks Rather than Quantity

There was a time when most SEO engineers would pick as many online directories, public forums & blogs to plaster the internet with backlinks to their websites. Some went as far as creating automated posting software that would hit bulletin boards worldwide for tens of thousands of backlinks to be generated within a matter of days. Others went for paid links – which mean absolutely nothing to Google in terms of how valuable & relevant the content on a website is. These practices fall more under the black-hat realm of SEO techniques, which we have never used. Back in the days we leveraged many more sources for more backlinks (but we never used, and never will use, black-hat SEO techniques), but we are putting less emphasis on the number of links, and more emphasis on the quality of backlinks. Certain directories and online blogs are valid and legitimate sources where we can acquire reliable backlinks that have meaning.

#3 – More In-page Content Throughout (not just the blog)

Outside of the blog, we aim to place more unique text content to describe neighbourhoods, buildings, property types/subtypes in order to boost the actual quantity and quality of the text content throughout your website. When walking a precarious line between clean & minimalist designs VS content-rich pages, our design/development team’s expertise really shines to achieve a balance of both. Our photo galleries for listings/buildings can have detailed descriptions and information, as well as many other sub-sections of our sites.

To discuss more details: subscribers of Brixwork are welcome to contact us directly from our website or email us at support@brixwork.com.

Things We Have Been Doing That Will Continue Steadily

Some core elements of our real estate websites that naturally improve your position on Google are steady, solid and rarely-changing because they are based on solid fundamentals, and here are some of the core features or continuous improvements.

URL Structures, Meta Titles and Descriptions

Even our MLS® search result pages are very well optimized in its keyword-rich URL structure that well-defines the listing(s). For your own pages, our team (or yourself) have the ability to fully modify the meta titles & descriptions to make it more relevant and easier to read. This has been one of the most core functionalities for all Brixwork websites for years, and will continue to be so.

Load Speed & Mobile Responsiveness

Our core software is constantly tweaked and improved to reduce bottlenecks, decrease page load time, as well as show up better on social share results. Some of the notable improvements made throughout 2016 already include (these upgrades help all of our clients, not just those on the SEO packages)

  • Image load time for MLS® Reciprocity listings
  • Thumbnail & mobile generation
  • Code & architecture load time (framework files are minified further)
  • Off-loading between multiple servers

Server Security & Reputation Management

Entire servers & IP addresses can be blocked or deemed as spam from 3rd parties. Our code is improved constantly to be more secure & stable, and we vigilantly monitor against hackers and intrusion attacks. We also have a strict policy to leverage professional 3rd party email services such as G-Suite (formerly known as Google Apps) to avoid our own servers being infiltrated with spam or losing reputation due to a 3rd party security breach.

Things You Can Do To Improve Your Presence On Google

Apart from what our engineers and content generators can do, there are many other things each Realtor® can do in order to improve their rankings and presence on Google.

  • Ensure that your social media profiles (Instagram, LinkedIn) have links to your website included.
  • Share sections of your website (generate a specific property search in neighbourhoods) and copy-paste to share those results on your website.
  • Find cool listings on your own website (whether your own listings, or MLS® Reciprocity driven) and share on your social media.
  • Customize your own property listing descriptions with headings & longer paragraphs (above and beyond what the MLS® system allows you to)

Frequently Asked Questions

Q: The SEO Package prices have increased a lot! Why is that?

A: SEO is a relative game, and the amount of time & effort put into generating content on websites has significantly increased across the board among all competitors. Therefore we need to put in more than double the effort for our SEO campaigns to be effective. Think of the average time of Olympic sprinters decreasing each decade – the standards always go up as a whole. Our pricing is competitive and in-line with other competitors in the SEO industry.

Q: How long does it take to rank well for specific keywords? And are there guarantees?

A: Any properly run SEO campaign actually cannot make solid guarantees, as it is all relative to what the competitors are doing. That being said, traffic increases can be detected as early as 2 months, and up to 1 year may be required to really have impact on the bigger keywords. The bigger the keywords, the more competitive it is.

Q: It says that blog articles are now mandatory as part of our SEO campaigns. What if I do not have a blog?

A: Since SEO is a longer term commitment, with a 3+ month commitment we will install a basic blog for your website at no additional cost.

Facility Upgrades & Expansion

Our production force has grown to double the size since a year ago. In addition to Rebecca & Jovan (Graphic Designer & Web Developer, respectively) we now have Cindy-Lynn (Graphic Designer) and Bruno Fontanella (Web Developer) to help you with your needs. Our office has also been significantly renovated with new computers, new monitors & mounts, and of course more workstations to accommodate the larger workforce.

FAQs:

Q: When was the last price change?
A: 2014 was our last rate change to our labour rates, while monthly fees have remained the same since 2012.

Q: Does the price change have any relation to USD/CAD exchange rate?
A: Partially yes. Costs of computers as well as the web based software we use to keep ourselves organized has gone up due to the weakened Canadian Dollar.

Q: I’ve became a subscriber very recently (less than 6 months ago) so it seems a bit soon to raise my prices, no?
A: While our labour rates will increase for everybody at the same time, we can definitely keep your monthly fees the same for the first six months of your subscription. We need you to email us your domain and the date of your first subscription invoice or the invoice number (if it’s less than 6 months ago) so we can freeze the price until the 6th monthly fee point.

Q: When’s the cut-off for design of marketing material and/or new website customization at the old rate?
A: Any orders placed on or before (confirmed by email to design@brixwork.com) April 18th (Monday) can be processed under the current rates, since we operate on a 1 business day turn-around to start on inbound inquiries. Our billing cut-off is April 20th, after which point the new labour rates will become effective.

If you have any questions please email us at support@brixwork.com and we will be happy to answer them.

Quick MLS® Search On Dashboard For Easy Sharing2017-11-03T00:19:48+00:00

The Brixwork website back-end now allows Realtors® to perform quick MLS® searches using simple yet important criteria, quickly feature or share the listings by direct URL, or Facebook/Twitter.

Key Benefits:

  • Show properties on your own website, with your own branding, rather than through a generic MLS® platform that is standard.

  • The visitors can browse your site further for more properties and other pages.

  • More exposure of your brand to clients mean more brand recognition.

  • Quickly share listings on Social Media

Version 4.04 Released With New Features & Bug Fixes2015-02-20T23:39:12+00:00

This morning Brixwork Real Estate Marketing Inc. version 4.04 was released with numerous new bug fixes and some new features.

4.04 Release Notes (February 20th, 2015)

  • When featuring MLS® listings, the screen would freeze after processing. This has been resolved.
  • Menu labels on the new navigation system glitch fixed (only applicable to sites set up after February 2015)
  • Maps within the Homes & Buildings sections no longer affected by mouse scroll or screen swipe.
  • You can choose whether the street direction come before or after the street name. In Vancouver, “W 4th Avenue” is common, whereas in Calgary “3rd Street SW” is more common. This default can be set on a site-wide basis, and can be set on each individual property so it can be overridden on a case-by-case as well.
  • Instagram feed has been updated as per slight security changes on the Instagram servers which was blocking our API calls.

Future Development Plans Coming Up

The Brixwork system is a forever evolving platform. We don’t charge a subscription fee just out of formality – the funds our clients pay goes towards betterment of the system as a whole for the benefit of all our clients against their competition outside.

  • Dashboard to include more insights, potentially directly integrating Google Analytics into the page.
  • Duplicate building module detection mechanism.
  • MLS Search forms updated with slide-out or in mechanisms.
  • More (yes, even more) upgrades pertaining to URL controls for SEO purposes.
  • LinkedIN share buttons made universal.
Brixwork Version 4.0 development underway2014-11-14T17:32:40+00:00

We are excited beyond anything to announce that the new version 4.0 of Brixwork is under development. It actually has been for several weeks now, and this is our first official release on the status of development.

The overall direction of the new and improved version is to make the back-end much easier to use with a brand new user interface, while making it more accessible from mobile devices. There are functionality improvements too, of course.

What this means for our real estate website clients:

All of our clients who are subscribed to our services will receive this upgrade when it rolls out, which is forecasted to be before the end of the year. This will give you a much easier to use, and more mobile-accessible back-end from which you can manage your website & listings, but also quickly glance at your listing data while you’re on the go, or perform a quick MLS® search.

Brixwork Version 3.9.6 Releasing Tonight2014-06-03T21:13:22+00:00

We are rolling out an update to the Brixwork core system later tonight, version 3.9.6, which includes numerous improvements, bug fixes as well as improvements in the MLS® search functionalities. This round of updates have a heavy focus on functionalities on the internal side, as well as improving our MLS® listings filtering function which will lead to better targeted SEO results on Google™.

MLS® Search Function Improvements
  • Added function to allow for minimum bedrooms, and fixed bedroom numbers. Traditionally users were only able to use 1+, or 2+ bedrooms for minimum settings. Now we are able to provide solid “1 Bedroom Condos in Vancouver” or similar results.
  • Able to search listings by listed date (custom function that is setup on a site-by-site basis, not a default function on search yet).
Some bug fixes:
  • Page deletion mechanism fixed to avoid empty instance running
  • Lot size and Frontage size calculation was off for REBGV data (they changed the unit increments).
  • Home retrieval function returns boolean on lack of property ID in database (useful for coders to determine whether home exists or not by simply returning the boolean)
  • Semi-transparent image rendering improved on Firefox, Opera, Safari & Chrome
  • Condo storeys class added, previously only accessible through the data array ($home->story, the database was set up without the “e” so we have to live with the minor typo, as we cannot overhaul all existing sites).
Feature Improvements:
  • Lead forms are able to send to multiple emails in an array (useful for partnerships or groups)
  • URL fix for Facebook shares when Facebook converts space/semicolon characters to ASCII
  • Google Analytics code update to enable demographic data scraping.
  • Default gallery image size increased to 2400 pixels in light of larger monitors becoming standard (existing sites may need manual adjustment).
  • Added default animate-fade-in elements that can be easily applied for a smoother & more interactive user experience.

Future Updates Planned

Here at Brixwork we are committed to continuously upgrade our system and software to keep up with the demand of changing technology. Here’s more items we have on the roadmap:

  • Hourly sync of same-day listings only
  • Instagram feed into your websites
  • User interface changes throughout
Open House data from the REBGV MLS® Now Flowing2018-11-06T20:15:29+00:00

Open House data from the REBGV MLS® Now Flowing

We are proud to announce a major new functionality that will improve the quality of real estate data on our clients’ websites. With the help from the Real Estate Board of Greater Vancouver, we now have an additional data feed enabled that fetches upcoming open house times from the MLS® Reciprocity system.

This feature was tested over the weekend and now is in full force for all Vancouver & surrounding region clients. Some sample screenshots below:

Downtown Vancouver Condo Listings With Upcoming Open Houses

Condo Leo displaying open house dates for Vancouver Condo Listings, courtesy of the MLS®.

Better Display Mechanism

Our open house data function is unique in the sense that we display it in more human-friendly ways, and here’s how:

The typical open house dates are entered by each date. So if there’s a weekend open house on Saturday & Sunday, this is what the data looks like:

2014-03-22 2pm ~ 4pm
2014-03-23 2pm ~ 4pm

With our system, we’ve gathered the data for a better display, so it will show “Open House Mar 22~23 2-4pm”. This not only is more natural to the human speech, but also saves a massive amount of space when displaying it beside the listing photos.

Key factors to remember with our new mechanism
  1. Because it clusters open house dates that are consecutive and with same dates, not all future dates are shown right away. For example, if an agent has entered open house dates for this coming weekend as well as the next weekend, only the upcoming weekend’s data will show up. This is done to save space on the display side, as well as to create a sense of urgency. A sale that expires is more of a hot commodity than an ongoing one. Same principles apply here.
  2. This feature is currently limited to our clients in Vancouver and the Lower Mainland of BC region. Additional board integrations will follow upon request. If you want this in your own board, please email our support desk and create a request. While the availability and data scheme is different for each board, we will do our best to sort it out for as many regions as possible.

Other Applications Now Available

With this new function enabled, we can set up pre-determined listing pages that only display listings with upcoming open houses. You could email such URL generated from your website to your clients, so they can pick out some listings they’d like to see on the weekend.

6 Benefits of our New Toronto MLS Integration2013-08-27T22:20:10+00:00

How We Got There

Years ago, we took the step to integrate our servers to the Real Estate Board of Greater Vancouver MLS (REBGV) to launch one of the finest real estate websites & marketing services for our clients in Vancouver. Since then, we have since expanded our territory to five other Canadian regions—WLS (Whistler Listing System), KADREA (Kamloops & District Real Estate Association), RAHB (Real Estate Association of Hamilton and Burlington), FMRA (Fort McMurray Real Estate Association), and, most recently, TREB (Toronto Real Estate Board). And we cannot forget about our one USA territory, CBOR (Columbia Missouri Board of Realtors) integration that was done a few months ago.

We have had overwhelming support from real estate agent clients from all around the country, and we have finally taken one big step forward towards the Eastern Canadian region…

Welcome, Toronto!

Toronto, now our sixth Canadian region, has been connected to Brixwork via MLS® RETS integration to bring you the best listing search & display results for our clients in Toronto. With special thanks to the lovely staff at TREB, we are now officially launching our services in Toronto, Ontario.

Our CEO Jeff Kee will be making a business trip to Toronto between September 3rd ~ 12th (2013) with meetings set up with some agents & brokerages. If you wish to have a private consultation, please fill out our contact form and he will do his best to make it happen.

6 Benefits Of The TREB MLS® Integration via RETS

Here are some of the Benefits that our Toronto Real Estate Agents, and their clients, can now take advantage of via Brixwork Real Estate Marketing:

Benefits to Real Estate Agent
  1. More fully branded search tools and pages for clients to use
  2. Effectively define your niche area through pre-defined listing pages
  3. Easy to share listing search results and detail pages by email, social media etc.
Benefits to Customers
  1. Map based or list-based option to easily search for listings
  2. Easily save search results which auto update any new listings upon future visits
  3. Easy to share listing search results and detail pages by email, social media etc.

If you are interested in learning more, please take a look at the MLS Integration Page on our website.

Version 3.8.7 Released with User Interface Refinements2017-10-10T23:26:20+00:00

This is our first software upgrade across the BRIXWORK system in Q2 of 2013, and here’s what’s been improved. This upgrade focused mostly on the user interface in the back-end of your BRIXWORK Real Estate Website platform.

Accidentally Leaving Page During Editing

Some clients experienced issues when editing a property or a page, they would accidentally go back a step, or leave the page in some other way. This posed the problem of losing unsaved edits. We improved our system by implementing scripts that prevent the user from accidentally leaving the page. Unless the system is prompted to switch you to another page, or you click the SUBMIT button at the bottom, you’ll be given a prompt that asks you if you’re sure you want to leave the current page.

If you hit the backspace button, or another link by mistake, this pops up to ensure you intended the action.

If you hit the backspace button, or another link by mistake, this pops up to ensure you intended the action.

This functionality is currently available on the Homes edit page, as well as Pages edit page. We will be rolling this out for the Buildings/Resources sections in the weeks to come.

Identical City/Subarea Display Fixed

As we are expanding our MLS® Reciprocity integration to other cities across Canada & USA (new updated list coming soon), we noticed that some smaller areas have the same City/Subarea name. When this happens, we had some awkward displays on the website where it would say “Burlington, Burlington” for example. To mitigate this, we updated our codebase so that if the names are an identical match, it truncates it into just “Burlington”.

MLS® Listing to Own Listing Conversion Photo Glitch

When converting an MLS® reciprocity database listing to your “OWN” listing, some clients in different jurisdictions other than Vancouver had issues where the photos won’t come in. We’ve fixed that issue, and positively tested the photos flowing into the local website when this conversion happens.

Multiple Office Locations Supported

Some brokerages have multiple Office IDs assigned from the board. Many clients started asking for an “Office Listings” page that displays listings within the brokerage only. To address clients who wish to display listings from all branches of a brokerage, we’ve updated our listing retrieval module to allow multiple Office IDs. If you wish to expand your “Office Listings” parameters to include other branches within your brokerage, please submit a support ticket with the office codes and we’ll handle it.

Lead Forms On Websites Updated

The email forms on your websites (on your listing display pages as well as contact & other pages) have been universally updated. Since we switched our email routing to a much more secure channel to avoid your leads ending up in spam, the delay has increased by a few seconds. To mitigate this, we have included a pop up that shows a progress bar indicating that the work is in progress. While this is a very minor change in the user interface, it has a great impact on keeping the users engaged to your website.

Rental Modules

You will notice a new “Rental” tab when editing a home. While this feature is enabled on the back-end on a beta mode, it takes extra installation labour to make it happen on the front-end. We will be offering setup of Rental sections on our clients’ websites upon request, and with a nominal set-up fee. This feature is still in beta mode. You are welcome to enter things and fiddle around with it, but it won’t show the rental only features on your website.
